The recitals
- the N3 zone of the draft Zoning By-law proposes to permit a maximum of 10 units per building
- the Housing Acceleration Plan directed that the threshold for exemption from Site Plan Control approval be increased from a maximum of 10 units to a maximum of 12 units
- the maximum number of units per building in the N3 zone is intended to align with the threshold for exemption from Site Plan Control
- the Official Plan sets out minimum targets for large-household dwellings within intensification, which are implemented in Section 708 of the draft New Zoning By-law
- in low-rise residential buildings, substituting a prescribed percentage in Section 708(2) with a fixed number would provide greater clarity as it relates to the inclusion of larger units.
